The San Francisco housing market is off to an explosive start this spring, defined by surging prices, limited inventory, and intense competition.
Median home prices have climbed sharply year-over-year, with single-family homes up over 18% and condos jumping more than 27%. This rapid appreciation is being fueled by strong buyer demand, pushing homes to sell well above asking—nearly 23% over for houses and 7% over for condos.
At the same time, inventory remains critically low, down more than one-third compared to last year. Even with a seasonal increase in new listings, the pace of sales continues to outstrip supply, leaving buyers with very limited options.
Homes are moving exceptionally fast, with single-family properties selling in around 12 days and condos in just 14 days. Multiple-offer scenarios have become the norm, requiring buyers to act quickly and decisively.
With just 1.0 months of inventory for single-family homes and 2.3 months for condos—well below the 3-month benchmark for a balanced market—San Francisco remains firmly in seller’s market territory. Sellers hold strong negotiating power, while buyers should be prepared for continued competition as the spring season unfolds.
