The Local Lowdown
Quick Take:
Median sale prices are largely on the decline throughout the East Bay.
The East Bay has continued to buck the trend, as inventories are roughly flat on a year-over-year basis.
As inventories remain flat, listings are spending more time on the market.
Alameda single-family homes sold for 7.45% less when compared to last year
East Bay prices were mostly flat recently, but saw sharper swings this month
Single-family homes:
Alameda County: ▼ 7.45% YoY
Contra Costa County: ▲ 1.36% YoY
Condos declined across both counties:
Alameda County: ▼ 4.98% YoY
Contra Costa County: ▼ 8.14% YoY
East Bay inventories have remained incredibly resilient
Inventories surged statewide in late spring and early summer
Since fall, most of California has seen inventory corrections
The East Bay bucked the trend with no major sell-off
Inventory levels are roughly flat year over year
Notable stability given how high inventory was just months ago
Although inventories are flat, days on the market have increased considerably
Inventory is flat year over year, but homes are taking longer to sell
Condos:
Alameda County: +39.29% days on market YoY
Contra Costa County: +20.00% YoY
Single-family homes saw YoY increases in days on market
Despite increases, single-family listings are still selling relatively quickly
This trend has persisted all year in the East Bay single-family market
It’s business as usual in the East Bay
Market balance is measured by Months of Supply Inventory (MSI)
~3 months MSI = balanced market
Below 3 months = seller’s market | Above 3 months = buyer’s market
November MSI changed little year over year
Single-family homes:
Alameda: 1.4 months (seller’s market)
Contra Costa: 1.8 months (seller’s market)
Condos:
Alameda: 3.6 months (buyer’s market)
Contra Costa: 3.1 months (buyer’s market)
