Quick Take

  • Median sale prices increased in 3 of 4 North Bay counties, with Sonoma County leading at +2.33% year-over-year.
  • Marin County was the only county to decline, down 4.70% year-over-year.
  • Inventory remains tight, with:
    • Single-family home inventory down 36% year-over-year
    • Condo inventory down 25.32% year-over-year
  • Homes are selling quickly across the region, including Marin County at just 13 days on market.

Three Out of Four Counties Post Year-Over-Year Gains

  • Sonoma County
    • Median single-family home price: $880,000
    • Up 2.33% year-over-year
  • Napa County
    • Median single-family home price: $929,500
    • Up 1.47% year-over-year
  • Solano County
    • Median single-family home price: $597,475
    • Up 1.19% year-over-year
  • Marin County
    • Median single-family home price: $1,860,000
    • Down 4.70% year-over-year

Condo Market

  • Sonoma County condos: -10.73% year-over-year
  • Napa County condos: -5.44% year-over-year
  • Solano County condos: -3.55% year-over-year
  • Marin County condos: +7.29% year-over-year

Inventory Remains in Short Supply

  • Single-family home inventory: 2,629 homes, down 36% year-over-year
  • Condo inventory: 348 units, down 25.32% year-over-year
  • New listings are also declining:
    • Single-family homes: -31.73% year-over-year
    • Condos: -29.77% year-over-year
  • Demand trends:
    • Single-family home sales: +3.37% year-over-year
    • Condo sales: -5.68% year-over-year
  • Market imbalance continues to favor sellers, especially in single-family homes.

Marin County Homes Are Selling at Lightning Speed

Single-Family Homes

  • Marin County: 13 days on market (-23.53% YoY)
  • Sonoma County: 30 days on market (-6.25% YoY)
  • Solano County: 32 days on market (+14.29% YoY)
  • Napa County: 44 days on market (+29.41% YoY)

Condo Market

  • Sonoma County: 24.59% faster than last year
  • Solano County: 25% faster than last year
  • Marin County: 17.65% faster than last year
  • Napa County: 81 days on market (+131.43% YoY, slower pace)

Summer Heats Up with Seller’s Market Conditions

What MSI means

  • ~3 months of supply = balanced market
  • Below 3 months = seller’s market
  • Above 3 months = buyer’s market

Single-Family Homes

  • Marin County: 2.2 months of supply (-55.10% YoY)
  • Solano County: 2.5 months of supply (-30.56% YoY)
  • Sonoma County: 3.1 months of supply (-45.61% YoY)
  • Napa County: 6.6 months of supply (-28.26% YoY, still buyer’s market)

Condos

  • Marin County: ~3.8 months of supply
  • Sonoma County: ~3.9 months of supply
  • Solano County: ~4.0 months of supply
  • Napa County: ~5.4 months of supply

Overall takeaway

  • Seller conditions dominate most of the region, especially in the single-family home market, as the summer season ramps up.
