The Local Lowdown
Quick Take:
Median sale prices for condos continue to lag where they were last year.
Inventories are surprisingly static on a year-over-year basis
Listings are spending a lot more time on the market than they were last year.
Little change in single-family home pricing, but condos continue to lag
Single-family homes saw minimal change in October:
Alameda County: +2.00% YoY
Contra Costa County: −0.81% YoY
Condos continued their downward trend:
Alameda County: −9.38% YoY
Contra Costa County: −7.69% YoY
Despite these declines, the overall market remains stable, with prices staying within their typical range from the past 8–10 months.
Some interesting developments in condo market inventory levels
Single-family market remained steady with no major changes.
Condo market showed notable inventory shifts:
New listings: down 19.05%
Condos sold: down 18.64%
Active inventory: down 5.85% YoY
Winter will be important to watch, as shrinking inventory could eventually push condo prices higher.
Listings are sitting for quite a bit longer than they did last year
Listings are taking longer to sell in both single-family and condo markets compared to last year.
Single-family homes:
Alameda County: 15 days on market (↑ 7.14% YoY)
Contra Costa County: 20 days (↑ 33.33% YoY)
Condos:
Alameda County: 30 days (↑ 50.00% YoY)
Contra Costa County: 41 days (↑ 78.26% YoY)
The single-family market is still very competitive, while the condo market is more buyer-friendly
Months of Supply Inventory (MSI) indicates market type:
~3 months = balanced
<3 months = sellers’ market
>3 months = buyers’ market
Single-family homes (East Bay): strong sellers’ market
Alameda County: 1.9 months
Contra Costa County: 2.2 months
Condos (East Bay): buyers’ market
Alameda County: 4.4 months
Contra Costa County: 3.4 months
