Condo pricing has largely stabilized over the past year, while single-family values continue to grind modestly higher.
Single-family — modestly slower, still historically fast:
Condos — Alameda sees a major turnaround:
Using Months of Supply Inventory (MSI) — where ~3 months is balanced, below 3 favors sellers, above 3 favors buyers:
Single-family — seller's market:
Condos — still buyer's market, but tightening:
Condo buyers still have leverage, but it's been eroding steadily all summer.
