The North Bay housing market is gaining momentum this spring, driven by limited inventory, faster sales, and a mix of pricing trends across counties.
Home prices are showing a varied picture. Sonoma County posted a modest rebound with a slight year-over-year gain, signaling renewed stability. Meanwhile, Napa County continues to face downward pressure with a notable decline in median prices. Marin County and Solano County also saw slight price decreases, highlighting uneven performance across the region. The condo market remains volatile, with sharp swings depending on location and limited sales volume.
Inventory remains one of the biggest constraints in the North Bay. Single-family home supply is down more than 40% year-over-year, while condo inventory has dropped over 30%. Although new listings and sales activity are beginning to pick up with the spring season, overall supply is still well below last year’s levels—keeping competition elevated for buyers.
Homes are selling much faster than they were just a month ago. Days on market have dropped significantly across all counties, with especially strong improvements in Marin and Napa. While some markets are still tracking close to last year’s pace, the overall trend points to accelerating demand as we move deeper into the spring selling season.
Overall, the North Bay remains largely a seller’s market. Most counties are operating with well under three months of inventory, giving sellers a clear advantage. Napa stands out as a more balanced market, offering slightly more breathing room for buyers. As inventory remains tight and demand continues to build, sellers are well-positioned, while buyers should be prepared to act quickly and competitively.
