Marin Market Update - August 2026

Late-summer softening hit most of the region, but Marin County held onto solid year-over-year gains. The bigger story: inventory is evaporating fast, and sellers are heading into fall with real leverage.

Quick Take

  • Prices: Mixed — Marin still up 5.26% YoY at $1,750,000; Sonoma and Napa slipped modestly YoY
  • Inventory: Single-family listings down to 2,645 — down 34.04% YoY and 17.96% from June; new listings down nearly 25% YoY
  • Speed of sale: Faster nearly everywhere — Marin single-family homes sold in 20 days, a 41.18% improvement YoY
  • Market conditions: Months of supply fell in all four counties

Prices: Marin Holds, Rest of Region Eases

Single-family:

  • Marin County: $1,750,000 median — up 5.26% YoY, though down 3.98% from June's peak
  • Solano County: $606,000 — up 1.06% YoY and the month's standout, up 3.59% from June (highest since Aug 2025)
  • Sonoma County: $835,000 — down 1.18% YoY, ending a five-month streak above $869,000
  • Napa County: $896,500 — down 3.08% YoY, continuing an uneven run

Condos — higher-priced counties led this month:

  • Marin County: $707,500 — up 8.85% YoY, strongest since Feb 2025
  • Napa County: $724,500 — up 1.33% YoY, rebounding hard from June's $510,000 dip
  • Sonoma County: $420,000 — down 18.84% YoY
  • Solano County: $302,500 — down 13.88% YoY

(Note: condo medians in these smaller-volume markets swing widely month to month.)

Inventory: The Defining Story of July

  • Single-family: 2,645 homes for sale — down 34.04% YoY, the leanest July on record; 1,365 fewer homes than a year ago
  • Condos: 361 units for sale — down 21.52% YoY

Sellers aren't listing: new single-family listings down 24.98% YoY (lowest July count on record); new condo listings down 21.88%. Meanwhile demand held firm — single-family sales up 2.51% YoY, condo sales up 10.84%. That combination of shrinking supply and steady absorption keeps pricing power with sellers into the fall.

Days on Market: Marin Sets the Pace

Single-family — faster almost everywhere:

  • Marin: 20 days (up 41.18% vs. last July's 34)
  • Solano: 31 days, steady for 3 months (16.22% faster YoY)
  • Sonoma: 35 days (14.63% faster YoY)
  • Napa: 43 days — the region's slowest, up slightly YoY

Condos — more scattered:

  • Napa: 17 days — down from 78 in June, 81.91% faster YoY (small sample size)
  • Marin: 55 days (15.38% faster YoY)
  • Sonoma: 47 days (9.62% faster YoY)
  • Solano: 63 days — the laggard, roughly double last July's 31 days

Bottom Line: Sellers Take Control

Using Months of Supply Inventory (MSI) — where ~3 months is balanced, below 3 favors sellers, above 3 favors buyers:

Single-family:

  • Marin: 1.7 months — down 60.47% YoY, tightest in the region by a wide margin
  • Solano: 2.8 months — down 30% YoY, firmly seller's territory
  • Sonoma: 3.2 months — down 39.62% YoY, right at the balanced line, leaning seller
  • Napa: 6.1 months — the region's lone buyer's market, though improving fast (down from 9.2 last July)

Condos — still more buyer-friendly, but tightening:

  • Marin: 3.1 months (down 47.46% YoY) — essentially balanced now
  • Sonoma: 4.0 months (down 28.57% YoY)
  • Solano: 4.6 months
  • Napa: 6.7 months

Takeaway: Single-family sellers in three of four counties are negotiating from real strength this fall. Condo buyers — especially in Napa and Solano — still have room to be selective.
