Condo prices remain below last year’s levels.
Inventory has likely peaked for the year.
Homes are spending more time on the market than in 2023.

June marked five consecutive months of year-over-year price drops for condos—down 11.41% in Alameda County and 8.25% in Contra Costa. Single-family home prices in Alameda also fell for the fifth month, while Contra Costa saw a slight 1.99% uptick last month.
Although supply dipped in June, levels remain higher than last year—20.05% higher for single-family homes and 13.15% higher for condos. The pullback stems from fewer new listings entering the market relative to demand.
While year-over-year days on market are up 25–35%, East Bay homes aren’t sitting for long in absolute terms. Single-family homes average 15 days in Alameda and 17 in Contra Costa. Condos take longer—31 days in Alameda and 25 in Contra Costa.
The single-family home market remains seller-driven, with 2.3 months of inventory in Alameda and 2.8 in Contra Costa. Condos are buyer-friendly, with 4.7 months in Alameda and 3.9 in Contra Costa.
The East Bay is a tale of two markets—sellers have the upper hand in single-family homes, but condo buyers can still find value.
