The condo market remains volatile, while single-family pricing is steady.
June brought a steep drop in inventory due to fewer new listings.
Despite lower supply, homes are taking longer to sell than last year.

Single-family median prices rose 2.92% in Sonoma and 5.60% in Napa compared to last year, while Marin and Solano saw declines of 5.35% and 5.23%, respectively. Condos remain more volatile, particularly in Marin and Napa, while Sonoma and Solano have stayed within stable pricing bands.
From May to June, single-family inventory fell 19.34% month-over-month (7.09% YoY), while condo inventory dropped 19.76% (flat year-over-year). June was the slowest for new listings in years, signaling hesitancy among sellers.
Year-over-year, single-family days on market rose 21.43% in Sonoma, 25% in Marin, 30.77% in Solano, and 16.67% in Napa. This may be a lagging effect from slower spring sales, but it bears watching in coming months.
Single-family markets in Marin (2.8 months) and Solano (2.9 months) are balanced, while Sonoma (3.7 months) and Napa (7 months) lean toward buyers. All condo markets are buyer-friendly, with Napa holding the highest supply at 8.1 months.
The North Bay is stable for single-family homes, but condos remain volatile and largely buyer-favored. Inventory dropped sharply in June, and seller hesitation could shape the rest of the summer market.
