North Bay Real Estate: November 2026 Market Update

The short version: Single-family prices rose in most counties, inventory dropped sharply, and homes are selling much faster than last year. Sellers are gaining the upper hand, especially in Marin and Solano.

💰 Single-Family Prices Climb in Most Counties

  • Sonoma County leads the pack. The median hit $865,000, up 7.8% from last year and 9.1% from August. That rebound erased the summer dip and brought prices close to June's $875,000 peak.
  • Marin County holds steady. The median of $1,750,000 is up 1.9% year-over-year and essentially flat from August.
  • Napa County is up slightly. The median of $918,000 is a 2% annual gain, though down from August's $950,000.
  • Solano County is the only decliner. The median held at $575,000 for a second month, down 5.7% from last September's $610,000.

🏢 Condos Are Softer Across the Board

  • All four counties saw condo prices fall year-over-year. Condos remain the weaker side of the North Bay market.
  • Napa condos took the biggest hit. The median dropped 17.5% to $705,000.
  • Marin and Solano saw smaller declines. Marin fell 4.9% to $575,000, and Solano dipped 3.1% to $341,000.
  • Sonoma condos are bouncing back. The median slipped just 1.5% to $497,500 and has now risen three months in a row.

🏠 Inventory Is Draining Fast

  • Single-family listings are down 28%. There were 2,803 homes for sale, compared with 3,901 last September, and nearly 15% fewer than in August alone.
  • The lowest count since winter. Inventory hit this low point a full month earlier in the season than last year.
  • Fewer sellers are listing. New single-family listings dropped 24% to 897.
  • Sales are holding up. Closings fell only 5% to 843, so buyers are snapping up a bigger share of a much smaller pool.
  • Condos are following the same trend. There were 383 condos for sale (down 13.5%) and 88 sales (down 7.4%).

⚡ Homes Are Selling Faster

  • Marin is the region's fastest market. Single-family homes sold in just 14 days, down from 22 last year and the quickest pace in two years.
  • Napa saw the biggest improvement. Homes sold in 48 days compared with 92 days a year ago, nearly cutting the time in half.
  • Sonoma and Solano also sped up. Sonoma homes sold in 39 days (down from 51) and Solano in 38 days, though Solano slowed from August's 29 days.
  • Condos were mixed. Marin condos sold in 41 days, Napa in 53, and Sonoma in 54, while Solano condos lagged at 77 days, more than double last year's 36.

📊 Is It a Buyer's or Seller's Market?

  • How it's measured: Months of Supply Inventory (MSI) shows how long current inventory would last at today's sales pace. Around 3 months is balanced, below 3 favors sellers, and above 3 favors buyers.
  • Marin: 2.0 months. Down from 4.3 months last year, making it the tightest seller's market in the region.
  • Solano: 2.9 months. Down 27.5% year-over-year, also a seller's market.
  • Sonoma: 3.4 months. Down from 4.8 months, now in balanced territory.
  • Napa: 6.4 months. Still a buyer's market, but down from 9.2 months and the lowest reading since last winter.
  • Condos lean buyer-friendly outside of Marin. Marin condos are near balanced at 3.2 months, while Solano (4.3), Sonoma (5.0), and Napa (7.2) favor buyers.

🎯 The Bottom Line

  • Single-family sellers are in a stronger position. Competition for well-priced homes has intensified, especially in Marin and Solano.
  • Condo sellers need patience. Outside of Marin, condo sellers should price realistically and expect longer selling times.
