San Francisco
Median sale prices remained roughly flat on a year-over-year basis in San Francisco.
Inventory levels continue to creep lower in both the single-family home and condo markets.
Condos are actually spending more time on the market on a year-over-year basis.

San Francisco is known for its market volatility—but August told a quieter story. The median sale price for a single-family home decreased just 1.38% year-over-year, while condos saw a modest 0.74% gain. These are unusually steady numbers for a city that typically experiences larger swings. Still, homes are commanding strong prices: single-family homes are selling for 111.9% of list price on average, while condos average 97.3%.
San Francisco’s long-standing inventory shortage remains one of its defining challenges. While many parts of the Bay Area saw inventory balloon earlier this year, San Francisco continued its decline. August brought 17.51% fewer single-family listings and 22.69% fewer condos year-over-year. Supply remains tight, with little relief in sight.
Low inventory doesn’t always mean a lightning-fast sale—especially for condos. Single-family homes are moving briskly, spending just 15 days on the market on average. Condos, however, are taking about 50 days to sell, up 6.38% from last year. This points to selective demand and a more competitive buyer pool.
Using the Months of Supply Inventory (MSI) metric as a guide, San Francisco remains solidly in seller territory. MSI below three months indicates a seller’s market, and both the single-family and condo sectors fall into this range—showing sustained demand despite higher borrowing costs.
San Francisco’s housing market remains one of resilience and imbalance. Inventory is scarce, demand for single-family homes is strong, and condos are seeing slower movement—but the city continues to favor sellers overall.
